I will prepare for you a tailored packet that contains all essentials for buying real estate property in the Denver area, including lender suggestions, inspection + neighborhood information and more. This will help you bring clarity to the process, costs, representation and get you started.
I ask questions and I listen. Simple. For every single requirement you share with me, I will ask you “Why?”. If this is clear to me and to you, our search to find your dream home will be much shorter. Time is important.
In our first meeting, I will share my knowledge of the local real estate market with you. Namely, how many properties in our price range enter contracts, how much is negotiability, how many close at or above the ask, and more.
The Home Buying Process.
Get Pre Approved.
Meet with a lender to determine the max loan amount you are approved for Prelim documents required: W-2s, pay stub, bank statements & tax returns.
2. Find a Home.
Communicate your wants & needs to your Realtor, so that they can show you homes that fit your current needs.
3. Make an Offer.
I will negotiate on your behalf to get your offer accepted.
4. Open Escrow.
Your lender will work on getting your loan approved, while your Realtor takes care of the rest prepare to read & sign many documents.
5. Inspection.
Home inspection will be conducted by a professional home inspector. You will receive a list of repairs that may or may not need to be addressed.
6. Inspection Objection.
Inspection may reveal repairs that incur more costs. You will have an opportunity to request that the seller either makes these repairs or covers the cost.
7. Appraisal.
Professional home appraiser will determine the value of the home this is important, as it can potentially affect your loan.
8. Loan Date.
All contingencies for this sale will be removed. Loan approval will be one of these contingencies, confirming that you are ready to close.
9. Final Walk through.
Walk through the property to ensure that It is in the same condition and repairs have been made.
10. Closing.
You are officially a NEW homeowner.
